From 40 Thousand Hryvnias: How Much Apartments Cost in Kyiv, Which District is the Cheapest.

The real estate market in Kyiv has always attracted the attention of both local residents and investors. For many Ukrainians, buying an apartment in the capital remains a cherished dream and an important financial decision. Therefore, information about real estate prices in various districts of the city is of great interest.
Thus, in the primary market, property prices in Kyiv continue to rise. The cost of one-room apartments has increased by 4% over the past six months, while in the secondary market it has fallen by 5%.
The cost of apartments in the secondary marketIn the secondary housing market in Kyiv, prices for one-room apartments range from 38 to 110 thousand dollars. Two-room apartments can be purchased in the range of 55 to 180 thousand dollars. Factors such as the size of the living area, the quality of repairs, and location affect the cost.
The highest prices are observed in three districts of the capital:
- Pechersky district leads in cost: one-room apartments here cost about 110 thousand dollars, and two-room — 180 thousand.
- In Shevchenkivsky district, prices are slightly lower: 80 thousand for a one-room and 100 thousand for a two-room apartment.
- Holosiivsky district ranks third in costliness: one-room apartments are valued at 72.5 thousand dollars, and two-room — at 110 thousand.
And the cheapest apartments can be purchased in the districts:Obolonsky: 1-room — 52 thousand dollars, 2-room — 65 thousand dollarsSviatoshynsky: 1-room — 46 thousand dollars, 2-room — 60 thousand dollarsDesniansky: 1-room — 41.7 thousand dollars, 2-room — 55 thousand dollars.
According to LUN statistics, prices in July on the secondary market have increased by an average of 1 thousand dollars for one-room apartments and almost 8 thousand dollars for two-room apartments.
Prices for apartments in the primary marketIn the new building market in Kyiv, prices per square meter of housing vary widely. The minimum cost starts from 40 thousand hryvnias per square meter, and the maximum reaches 106 thousand hryvnias.
On average, in the city, a square meter of housing from a developer will cost 51,800 hryvnias. It is interesting to note that this figure is 1,500 hryvnias higher than it was in June, which indicates a trend of rising prices.
As for the districts, the most affordable housing can be found in the Desniansky district. However, the highest prices for new buildings, as well as in the secondary market, are observed in the prestigious Pechersky district.
